Driven by semigration, remote work and a push toward sustainable living, these developments offer wide-open spaces and farm-to-table lifestyles without sacrificing modern security or high-end estate amenities.
Historically, choosing a farm-style estate meant settling inland, forcing buyers to compromise on proximity to the ocean. Developer innovation, however, has bridged this gap with coastal farm-style estates, merging rural charm directly with seaside living.
"Farm-style living has captured the imagination of South Africans because it offers what people increasingly value - space, wellbeing, security and a genuine connection with nature,” says Barto van der Merwe, managing director of Renishaw Property Developments.
“While we’ve already seen this model thrive in the KZN Midlands, the Cape Winelands and elsewhere, it’s increasingly taking root closer to the KZN coastline.”
What is driving the coastal farm estate trend?

- Healthy living: Embracing farm life with fruit trees and vegetable gardens that promote self-sufficiency and healthy living.
“The lifestyle particularly appeals to families seeking outdoor spaces for children, professionals embracing remote work and semigration buyers prioritising wellbeing over urban density,” shares Van der Merwe.
He says the health benefits of coastal living are well documented, from daily walks on the beach and ocean swimming to surfing, paddling and spending time outdoors in the fresh sea air, all of which support physical and mental well-being.
Leading the trend
Several standout developments across South Africa's premier coastlines are leading the charge in combining agricultural charm with ocean access:
Western Cape (Garden Route and Overberg): Developments near Hermanus, Plettenberg Bay and George integrate coastal fynbos and equestrian trails with easy access to Blue Flag beaches.
KwaZulu-Natal (North and Mid-South Coast): Regions around Ballito like Springvale Country Estate and Elaleni Coastal Forest Estate and the Mid-South Coast's emerging developments like Restilridge Farm Estate, combine conservation, spacious farmettes and coastal proximity.
Eastern Cape: Destinations like St Francis Bay and Jeffreys Bay are introducing low-density, nature-centric agricultural layouts near iconic surf spots. For example, Crossways Farm Village is built around a working dairy farm, it pairs urban agriculture with mountain biking, fynbos conservation and close proximity to the ocean.
