Redefine Properties is proactively aligning its R101.2 billion property portfolio to harness long-term forces that will increasingly dictate market returns.
Consumer-driven assets now represent a significant 74% of the group's asset base, underscoring a strategic pivot towards sectors backed by enduring demand and everyday economic activity.
During the Group’s 2026 Capital Markets Day, CEO Andrew König emphasised a commitment to evolve with the shifting paradigms of how individuals live, work, shop, and utilise commercial spaces. Factors such as demographic transitions, energy security, climate resilience, artificial intelligence advancements, and changing consumer behaviours are at the forefront of this transformation.
Redefine’s strategy revolves around three priorities: bolstering real estate fundamentals, fostering stakeholder confidence, and accelerating technological adoption. These guide the group’s capital allocation, asset management, and portfolio positioning aimed at sustainable growth.
König, in a statement Wednesday, metaphorically labelled the operating environment as a game of "snakes and ladders", where geopolitical tensions, economic upheavals, and policy shifts can swiftly alter market dynamics and reset growth expectations.
During the Capital Markets Day, König reiterated: “Durability is not built in a crisis; it is revealed in one,” encapsulating the essence of the group’s focus on controllables such as capital allocation, operational excellence, stakeholder experience, and innovation.
In the South African context, this strategy translates to robust investments in convenience retail, township and rural retail centres, industrial assets, logistics, and energy infrastructure. These sectors exhibit resilient demand fundamentals, presenting avenues for long-term income growth.
Within its retail segment, grocery and apparel categories are driving turnover growth, with restaurants benefiting from the resurgence of large-format centres and the increasing appetite for experiential retail.
Interestingly, despite the rise of e-commerce, retailers are still investing in physical outlets, particularly in grocery, pharmacy, and value retail formats, reinforcing a strong faith in strategically located brick-and-mortar establishments.
Responding proactively, Redefine is embarking on active asset management, planning for about 18,700m² of store optimisation initiatives in 2027, alongside 28,900m² of grocery upgrades to enhance tenant performance and boost customer experience.
Currently, national retailers occupy about 72% of retail GLA (gross lettable area), with grocers and pharmacies making up 20% of GLA and 16% of monthly rental income.
In the industrial sector, Redefine is amplifying its commitment to logistics-led assets and exploring developmental opportunities, supplemented by energy projects that could unlock further value from existing properties. The demand for prime logistics space remains robust.
In Poland, Redefine is simplifying joint-venture structures, recycling non-core assets, and venturing into emerging real estate classes like self-storage and mini-units. These sectors are deemed attractive long-term growth opportunities.
Redefine has launched a multi-year investment initiative concentrating on embedded generation, wheeling, energy storage, and overall resilience. Local solar photovoltaic capacity has risen to 65.3MWp and is projected to cover 40% of group electricity demand by 2028 through a blend of technologies. Currently, 23% of energy demand is sourced from renewable solutions.
Battery energy system plans include a 20-building portfolio with 20MWh of storage.
“Maintaining financial flexibility is critical to executing our strategy through different market cycles,” said Redefine's CFO, Ntobeko Nyawo.
As Redefine broadens its funding base and seeks refinancing on more favourable terms, green funding now constitutes approximately 38% of the group’s total debt. This shift is not only leading to significant savings but also enhancing earnings quality.
Despite persistent macro-economic volatility, the group’s strengthening property fundamentals are reflected in a tightened guidance range of 6.5% to 7.0% growth in distributable income per share, demonstrating resilience and adaptability in a rapidly changing market.
